Model Selection and the Permit Special

In our community, the model home is a 'Verona', which is nice, but much more expansive than we really need. It also doesn't add any more rooms or features for all the extra space. The other models were much pricier, and we didn't like them anyway. Enter the 'Ravenna'.

With our timeline, we weren't sure if we would have a place to move directly to when we moved in September. Trying to get a house built in that short a time seemed impossible, so we were expecting to have to buy a house that didn't have what we wanted or have to build and have it take months longer than we desired. With that problem: Enter the 'Permit Special'.



A Permit Special is essentially a house they already had configured for someone else who either backed out or couldn't go through with construction. Permit specials are (supposedly) relatively rare. It turns out a permit special for a Ravenna popped up a few days before we showed up looking for a 'regular' build.

Being already configured, structural items were no longer changeable (unless you want to go back through approval at the county). With our timeline, we looked at what the permit special included: morning room (May incentive), 1st floor bedroom, bonus room, upgraded master bath, gourmet island, fireplace, and more. These were all things we would have wanted anyway. We got some additional community specific "mandatory" items such as the side entry garage, partial brick front, and upgraded lawn package which were charged, but immediately credited back. The nice part was a sizeable discount to take the permit special off their hands.

With an expedited timeline and discount for items we would have purchased anyway, we went ahead and said we would grab the permit special.

We are building a Ravenna.
