Lot Selection

Continuing to catch up on posts.

Lot selection was tough, mainly because there were so few lots left in our community. There were three main locations still available that we looked at.  The first was right across from an entrance road (headlights), so we eliminated that one. The next was oriented with evening sun in the kitchen. My wife didn't like that, so that was ruled out. That left a plot on a cul-de-sac and another lot with the same orientation on a different street.



There was another buyer interested in the cul-de-sac. Faced with some competition, I had to make a decision. My wife reminded me it could just be a sales tactic, but I had heard enough of the various phone calls to believe there was no conspiracy.

So we chose the cul-de-sac lot. We figured it would be great for our kids eventually and have less traffic. But we debated it a little Saturday night after making the initial lot hold. But, like every major decision we slept on it.

On Sunday, we had another appointment with our Sales Rep. He informed us the lot we also considering had a contingent contract. Within our community, there are decorative / landscaped 'ponds' to separate housing and provide some character. This other lot was directly on the pond unlike our cul-de-sac lot. In addition, the cul-de-sac lot was oriented in such a way we would be looking more at other houses than a view. We debated for all of 30 seconds, and switched to the other lot.

Now we have our lot with a great lengthy water view, our lot is directly next to the pond, and it is a larger lot than the cul-de-sac. I am very happy. And traffic? We're far enough away from the entrance that cars will already turn off to other streets, and the only traffic we should have are houses directly surrounding us.

The other great note is phase 2 of the development will charge more for pond lots, charge more for base home prices, and charge for the upgraded landscaping package. We managed to get in at a good time. (Not as low as initial buyers, but as low as we could do for our time).
